If you wish to let your property, it is prudent that you have a tenancy agreement in place that protects you. Most tenancies will be an Assured Shorthold Tenancy, which limits Tenants’ security of tenure rights to the fixed term of the tenancy. Or, if you allow the Assured Shorthold Tenancy to run on, then it will continue as a statutory periodic tenancy equivalent to the rental period (usually this will be monthly), allowing the tenancy to continue month to month but terminable upon giving at least two months’ notice.
We offer a comprehensive service to Landlords from drafting the tenancy agreement to terminating it by drafting and serving possession notices. We are able to advise on the mandatory tenancy deposit protection schemes available and act as your agent in arranging for the Tenant’s deposit to be securely deposited with the Deposit Protection Service.
In the event of a dispute arising either during or at the end of the tenancy, we can bring in our specialist Disputes Department to advise and help resolve such issues.
We would be happy to provide you with a fixed fee quotation upon request. Please feel free to contact a member of our Residential Property Department for further information.
